Статья посвящена ключевому понятию права недвижимости – недвижимой вещи. Автор разбирает законодательные подходы к понятию недвижимости, судебную практику применения ст. 130 ГК РФ, анализирует доктринальные подходы к понятию недвижимой вещи. В статье критикуется принятая в настоящее время в России концепция множественности видов недвижимых вещей и отстаиваются достоинства модели так называемой концепции единого объекта, предполагающей, что земельный участок и любые строения на нем рассматриваются как единая недвижимая вещь.
